Riverstone Apartments

Sixty apartments in Corpus Christi, 2015 to 2016, at $7,900,000. The first Texas project in the record and the smallest of the seven that followed it.

It opens the Gardner Capital chapter, and the scale is the point. After a career that had already run through hundreds of California homes and a decade of institutional housing, the Texas work starts at sixty units. What was being established here was a contractor's reputation in a state where nobody yet had a reason to give one.

Both frames come from the twenty-third of August 2016, minutes apart. One is a newly completed two-story building in stone and siding with a contractor's pickup still parked out front. The other is a three-story building on the same site wrapped in scaffolding with the stone veneer part way up. Finished and unfinished, one visit, one site.
