Seventy-two for-sale townhomes on an in-fill site off East Old Settlers Boulevard in Round Rock, running 2022 to 2027. Development cost is $24,000,000 against projected sales of $30,500,000. It is the first project in the fifty-year record where RGC holds every role at once: the company acquired the land, entitled it, designed it, and is building it under its own general contractor's licence.
Those three roles usually sit with three companies. A developer buys and entitles, a builder prices and schedules, a general contractor puts the trades in the ground, and each hands the next one a set of decisions already made. Holding all three puts the slab detail and the sales price in the same room. It also removes the party a developer would ordinarily have to blame, which is the honest cost of the arrangement.
What is on the ground so far is earthwork. Site excavation and trench boxes in late August 2025, precast manholes staged on the graded pad, then a wheel loader working lime-treated subgrade on the second of September. Vertical construction and delivery run through to 2027, so the buildings below are the architect's elevation and the three interior schemes a buyer chooses between, rather than photographs of finished homes.
